We understand the need for american housing to meet the demand for privacy and domain - especially in high value areas like Carlsbad located in Southern California. For this development, we could have designed 3 single family homes with gated yards and the white picket fence. Instead, in response to the housing crisis, we chose to subdivide the land using the Small Lot Subdivision Ordinance to create 12 single family homes. By increasing the density, we weren't seeking to maximize profit but rather to minimize sales price to increase diversity in the neighborhood.

To further tackle affordability - the homes were designed with a ground floor unit that could be separately rented as either short-term or long term rentals. By being separately metered for utilities, the additional unit helps low-income home owners qualify for larger mortgages by allowing them to count the rent towards their income.
