The Jefferson acts as a test for mixed-use buildings that can be flexible enough to function as either residential living or micro-commercial. We recognize that neighborhoods change throughout time and as they do building programs must also be flexible enough to adapt.

 

Initially proposed as 5 townhouse units with two ground floor commercial suites, the plans eventually developed to offer 5 ground floor studio units that could rent as either residential or small storefront businesses depending on the needs of the neighborhood at any given time. 

 

Taking into account our context in the neighborhood, the exterior design features a mono-pitched roof that gently slopes down towards a community garden on the west side of the building. The simple design move effectively maintains the solar access to the gardens during spring and summer mornings/afternoons.
